Electricity is provided by a solar array that follows the movement of the sun, backed-up by a diesel generator for winter use. Similarly, there is solar heated hot water, which has both electric and gas back-up systems. Winter heating is provided by a log burning stove in the lounge that pumps hot water to radiators in every room in the house. In summer there are air-conditioning units in the lounge and entrance hall, which can also function as de-humidifiers and heaters. Water is provided from a borehole on the property. The internal area of the house is 133m2, with a further 35m2 covered terrace and a 90m2 sheltered courtyard (including a porch of 7m2). A second, small, building houses the solar system and batteries, and the back-up generator. The total area of the terrain is 6.7 hectares (67,000m2) which is primarily cork forest; however the trees are well spaced allowing grass to grow and many species of wild plants. The undulating ground and gentle streams create attractive glens and ridges that are grazed by the pigs, goats and sheep of a local farmer. The buildings are situated within a fenced area of about 2 hectares (2000m2), where the owners have planted trees, fruit trees, bushes and shrubs and there is also a large vegetable garden.
Access to the property is good, albeit along about 5km of hard-dirt road. The Quinta is private, without close neighbours, as surrounding terrains are of a similar size; however, 2 neighbouring properties (200 -300m away) have been refurbished recently and the local farm is about 800m away. The village of Cruz de Jo�o Mendes has a shop and 2 cafes and gives access to the main IC33, which connects to the A2 motorway to the north at Gr�ndola. Santiago do Cac�m, the administrative town (concelho), is 20 minutes drive southwards.
Lisbon airport is only 90 minutes away by car and Faro is about 2 hours. The new IP8/A26 motorway (Sines to Beja) will also be accessed at the village, which will shorten the journey times considerably. The beaches of Costa Azul are only a short drive away: Vila Nova Milfontes to the south, up to the luxury resort of Troia about 45 minutes drive northwards. There is a first class golf course there with further golf and resort developments underway along the coastal strip.
